Talways a reason one says. Best kind of procrastination. With so many things in the mind to write, I'm just blank when I'm faced with the monitor and keyboard infront of me. And the question is where do I start?

Indeed after like so long, there's plenty of stuff to blog about... probably let's start with the most basic stuff.

My brother was back from NZ after 2 years, had a catch up with him back in KL last weekend, plus some legal matters on the purchase of my house. That's a long story... guess I have a long time.

I remember it was during August when I purchased the house with things all signed up. Up to today that's like 8 months down the road and its finally done. That's Malaysia. When it comes to a leasehold property and when developers ain't giving consent for a direct transfer, everything cocks up with double transfer on the title. First the strata title have to be signed for the original owner then only from there it can be transfered to the buyer. Each time it passes land office for the transfer it takes 3 months... gosh think about it, what's the big deal? Do they have like so many transaction that it takes so long? Come on Singapore has more of the volume and it takes 3 months for full completion. We're talking about efficiency and this had been going for years and decades. No one got a say in it... that's just it and be it. So next time if you are going to purchase a leasehold property where strata title isn't out yet, think twice before making that decision, or plan ahead :)

Had a very interesting ride on Sunday. David and myself joined 2 uncles in their 50s going thru endurance ride down from Aman Suria to Shah Alam and back with a total of 60km. doing an average of 24-25kmph.
Relax riding but totally different riding during the day compared to night. The humidity and heat makes the body dehydrate more. But I love it with the sun shining and having a good view on the road as its bright daylight. Will follow them again next week.

Had my two tyres changed at Ishen and went for a night ride for drinks down at Kepong following the LDP road. 10 of us riding, its kinda fun to be honest.

Complication that is even more complicated

Wow, I was approached by a friend that had a complication relationship and I didn't expect it to be this complicated by just hearing the introduction part. HOW CAN THIS BE MORE COMPLICATED?

Triangle relationship is outdated~! LOL

Now comes the so call STAR relationship where someone involve with someone married and that someone married has not only the 3rd party but another one. At the same time that another one is going out with another one... that's the introduction I got. So, what's your opinion? HAHAHAHAH

I'm just a counsellor k, I'm not involved in the above relationship.

Consecutive 2 days had been on the road doing total of 52.5km coverage. Hitting an average of 25km/h and its going good. Seems like the body is getting used taking the pain and having it recover in a day's time.

The route was coming out of sec17 traffic light into SPRINT Hightway (starting point) -> Sri Hartamas road slight slope that needs a little pushing -> up into PENCHALA Link that is the hill climb, tough its not a long stretch but for our starting of the come back its sufficient to give a kick to the muscles. lol

Today will be a free off from ride day and hope to recover back for Saturday's offroad and Sunday's ride with 2 veteran uncles.

Complicated

My life is already complicated that got even more complicated with a long dear person coming back in my life. Should i let my protective barrier work its place or should I face the fact that it's time to cool down my life and look forward to have someone beside?

Through the years of life experiences I had learnt a lot. With a main quote of 'live life to the fullest, coz if you don't you aint living' brings myself to a very interesting and exciting path that I'm indeed enjoying. Also with quote like 'always look on the bright side of life' had made me a more happy person with less worries and stress in my life. Learnt to forgive and forget(not so much of forget but let go instead), look into someone's good value rather then critisizing their bad ones, learnt to not regret of whatever decision made, not look and mourne over pass but learn from it, not look too much in the future because you wont know what will happened, live now, LIVE PRESENT~!

I am content with my life as it is and still looking for opportunities outside. If there's a chance to leave it behind I would and try out the new world, ok ok new world to me.

RM120,000 enough for life after retirement

AN average worker will have about RM120,000 in his Employee Provident Fund (EPF) account by the time he retires or reaches the age of 55, Deputy Finance Minister Datuk Seri Ahmad Husni Hanadzlah said.

He said this amount would give a person RM500 a month over the next 20 years and enable him to meet his basic expenditure needs after retirement.

However, the person should contribute more than RM120,000 to his EPF account to enjoy a more comfortable retirement life, he told Senator Ikhwan Salim Sujak.

He also said EPF contributors were allowed to withdraw from Account II to buy a house or buy a second house if they had settled the loan on their first home.

To a question, Ahmad Husni said there were no plans to compel contracted or part-time workers to contribute to the EPF.

OH COME ON, RM 120k is not enuf to survive the next 20 years if you take into consideration of inflation using the rule of 72. For example if I were to work another 30 years to my retirement, my 120k worth now will be only 50k. And to think of 50k to survive another 20 years if I live to 75 years old.. that would be RM2500 a year and RM 208 a month. HOW TO SURVIVE?????

However, by opening up the market to international players, a more "efficient market" has been created, which leads to better pricing for property owners. I would say the Malaysian market is priced realistically. The reason for this is there are no dominant property players, unlike in emerging markets, like Vietnam, where land ownership is tightly controlled by the state."

Pushing the limits...

Its been a month plus and work has been really stressful. Pushing everything month end to make sure our commission are all into that month.

I was in Singapore the last month for the weekend just to meet up my customer. Was back in Penang too for some matter pertaining family properties.

But as this month moves in, things are getting slow. Ecomony is slowing down as we all can noticed, all because of the petrol hike from RM1.92 to a now RM2.70/litre. Price of everything increase like a domino effect, food, services, etc...

As we are moving to a uncertain policital issue as well in the country, this end half year will be a tough time for everybody. My cases and loans are coming in slower already. 70% of the market's purchase in property are investors coming in and now these investors are holding back. Who want to invest in a country that is political unstable and when its economy is weakening? Anyhow, I will have to find other ways to keep myself going. Mustn't stop because of some factors we can't change. So change myself to the environment and suite in.. lol.. easy said then done.

Last Week

The last week of May 2008 was pretty hectic and stressfull trying to push to hit the target and achieve beyond it. It's not like every month you will have so much thing to follow up but this month particulary having so many things and so little time. Sometimes you wish there's extra hours in a day but to think of it, every human being have the same amount of time so what makes it so different from those that can make and and those that don't.

Manage to secure some big deals that help me push my figures up high. 3.7million acceptance figure so far is the highest I did. Now pushing for a 5million FA to earn me my first 5 digit income... gambate...

I was suppose to be going down south to Johor and Singapore the weekend but customer is not in town so did not make the trip. He'll be back from China on 4th June in which if that's the case I can't go back to celebrate Father's Day on 8th June with my dad already... >.< Also it's one of my cousin's wedding back in Alor Setar. Oh well, I'll have to plan out the timing then.

Ok, its been like 2 years I haven't log into my blogger and yeah I totally got shocked. Number 1 for Googgle took over and number 2, my old block access is kinda been blocked and I can't access my old blog. Yeah that's a big thing when you can't log into something that you have written upon for years?

Alright, even if not years of blogging there but still they should let me log into it or redirect the web or something. Just because I used my Hotmail the last time to blog, they don't have the rights to take away my log in. OK, maybe they do... didn't really bother reading the Terms & Conditions when the page pops up right. Do you ever read the whole bloody page?

Anyway the old blog address is still intact. http://pohloong.blogspot.com. Nothing I can do about it so here's where I will blog when I have something to write. And yes I'll have more time to write, kind of want to switch my focus of game into something else. Too much World of Warcraft is making me mad yeah...

My brother is in NZ for over like a month now and indeed I lived alone again in my cosy room back in PJ. My uni mate, WeiXiang too resigned and is going to start his job in Cambodia this June. Besides that, I'm practically bored now and WoW is just my life. Sounds like a loser? Nah, I still got a job that I like and its earning my living as well as paying off my debts. Youngster's spending type when first came out of Uni... if you had been through that you would know. =)

Alot happened these past 2 years and no no, I won't be elaborating it. As stated in the title, A Next Step in Life... Always look into the future and don't look back cause there is nothing you can change. Just make sure what's done that is bad won't happen again.

When you blog, you won' know who will be looking at it. Families, friends, colleagues, your boss maybe, and all those population out there in the world.
